Here are some example of how our unique combination of experience and services has helped our clients.

  •   A community bank worked with us on selection of its initial headquarters site. The Tideman Company helped structure the initial ground lease and building partnership. Our input into the design helped to maximize the tenant appeal of the lease space. We acted as leasing agent and put in place a unit cost system to estimate the cost of tenant improvements for the raw space. We oversaw lease negotiations, tenant buildouts and move in. As property manager, we provided accounting, tenant billing and expense control for the building partnership, helping to make the bank and the building a success.  
  •   GLAD Bags was moving their research facility. Their prototype plastic extrusion equipment required 35’ clear ceilings. They needed a special use facility with a location and appearance that would enable them to retain and attract to research professionals. The Tideman Company started by representing them in a search for existing buildings, but the project began to take shape as a build-to-suit. Our plan and price beat the competition and their facility was built in Willowbrook, Illinois which had attractive real estate tax rates and excellent highway access. There was an excellent long-term relationship with the tenant through changing corporate ownership. The building experiences appreciation in value that made it a successful investment.
  •   An experienced printing executive was starting a new company with a long term printing contract. As a start-up company, the priority was to buy the multi-million dollar web presses—not a building. Starting as a broker, The Tideman Company searched for suitable properties and found a never occupied spec building in Naperville, Illinois. Our principals purchased the building, entered into a long term lease with the client that gave him a partnership interest in the building. After an excellent relationship for 10 years, he had become very successful and exercised his option to purchase the building.
  •   A family business was ready to sell their high-profile building fronting on Edens Expressway and hired The Tideman Company to list the property.   During the time we were marketing it for sale, the village imposed a redevelopment moratorium for several months while they updated their comprehensive plan.  By working closely with the planning and development department of this village we were able to consumate a sale at a very strong price by getting satisfactory assurance that the new buyer could remodel the building to suit their business.
  •   Lake Zurich Corporate Park was developed and marketed by the Tideman Company.  An investment group we represented partnered with the existing landowners of the 100 acre site and put in the infrastructure needed to have developed industrial lots.  This strategic location needed a creative approach to unlock its potential.  It is now a thriving business park with top notch corporate facilities.
